Homebuyers finally got the kind of inflation news that usually helps mortgage rates.

But rates didn’t improve as much as many hoped.

That’s because mortgage rates don’t respond to one headline alone. Cooler inflation helped, while rising oil prices tied to renewed tension overseas pushed in the other direction.

The housing market didn’t suddenly get easier either. Slower sales haven’t created a flood of new options, and most of the recent increase in construction came from multifamily housing rather than the single-family homes many buyers are searching for.

For buyers, this week is a reminder that better news doesn’t always mean a lower payment or more homes to choose from right away.
